Brandsen Floors, located in Portland, is looking to fill the role of Project Manager. This business is looking to transform the commercial flooring business by cutting project timelines in half through Continuous Improvement initiatives and application of Critical Chain methodology. The business is fast growing, more than doubling in the past few years to over $10M in revenues.
The Project Manager leads the construction project, is charged with the duties of organizing, planning and scheduling the "start-up through completion" of all construction activities. In the delivery of the project, the Project Manager carefully orchestrates the intended outcome that balances installation budget, schedule, production, time and costs limitations. He/she acts as the "HUB" of activities reaching out to the client, subcontractor, material suppliers and trades involved in the installation process. The Project Manager provides a creative approach toward project execution by continually evaluating mean, methods, processes and procedures. Strong verbal, written and interpersonal skills and a take-charge attitude will be essential. This position reports to the General Manager.
DUTIES AND RESPONSIBILITIES:
Review and analyze drawings, specifications, proposals and other documents.
Provide written, graphic, and verbal communication of issues and coordination of activities.
Provide accurate and up-to-date document control.
Create, manage and communicate all contract documentation, including but not limited to RFI's, Change Orders, etc.
Assist on projects and assignments as requested by management.
Establish and maintain working relationships and communication with the project team.
Review and refine the project estimate and summaries of work.
Review subcontractor, vendor and material buyout.
Establish project logistics.
Create and maintain project Install schedule.
Monitor the project job costs and manage all financial aspects of the project.
Provide precise planning, communication and production monitoring of the project.
Monitor and administer project changes.
Provide a thorough and aggressive completion of the punch-list.
Create and maintain accurate record as-built drawings.
Provide the customer with all warranty documents.
Finalize all project costs.
Bachelor's Degree or equivalent work experience.
Acquaintance with Theory of Constraints methodology desirable but not mandatory. The company will provide adequate training and support to assist in implementation.
Thorough knowledge of the commercial flooring industry with familiarity of building codes, laws and regulations. Understanding financial practices and accounting policies typical to construction projects.
At least three (3) years of managing flooring projects within the construction industry.
Shows the ability to have strong interpersonal, organizational, and analytical skills with the ability to coordinate, manage, and direct others.
Proficient in Microsoft Office suite and dedicated Project Scheduling software.
